What is an ILA certificate?
An ILA (independent legal advice) certificate is a signed document confirming you've received independent advice from a solicitor on a mortgage or guarantee before signing it. Most Australian banks require it before they release loan funds, especially when family members are guaranteeing the loan.
How quickly can I get my certificate?
Standard appointments are within 24 hours. Same-day appointments are usually available if you book before 12pm AEST. The signed certificate is issued the same day as your meeting.
Do all banks accept your certificate?
Yes — every major Australian lender, plus credit unions, mutuals and non-bank lenders. If your bank has a specific template they prefer, we can use it.
Can the meeting be done over video?
Yes. Every Australian state and territory permits ILA over secure video link. The certificate has the same legal effect as one signed in person.
What documents do I need?
Your loan offer or letter of variation, the mortgage or guarantee document to sign, and a current photo ID. Your broker can usually email everything in a single PDF.
Is this conveyancing?
